The roads in Tahitian Village are maintained by three different entities. The city, county and Bastrop County Water Control and Improvement District #2 (BCWCID #2) all maintain different roads.

The road maintenance fee is an annual fee paid to the BCWCID #2 (the Water District). This fee is charged per lot. For the current fees visit https://bcwcid2.org/road-district-faq.
The Architectural Control Committee (ACC) requires permits for any projects which change the footprint of the property. These projects include, but are not limited to, fences, sheds, large playscapes, retaining walls, home additions, covered patios, carports, solar panels, and large rainwater receptacles. The ACC does not require a permit for landscaping projects, unless they change the footprint of the property.
The TVPOA meetings are scheduled on the third Tuesday of each month at 7 P.M.
The Architectural Control Committee (ACC) is a committee comprised of five Tahitian Village property owners elected by the residents/property owners of Tahitian Village. The purpose of the ACC is to review and approve any building in the subdivision. Approval, by the ACC, is required for new construction as well as home based projects such as sheds, fences, and home additions.

Yes, and in fact both the POA and ACC welcome property owner participation and input.

Yes. Each time a property changes ownership, TVPOA charges a $225 per lot transfer fee.
Different fees are assessed for different projects.
$1500.00 = new homes, guest homes or home additions over 600 square feet (this includes a $500.00 refundable deposit)
$100.00 = home additions under 600 square feet (no deposit required)
$50.00 = all other projects ($100.00 if permit is obtained after the fact)
There is a $500.00 demolition permit fee.
Whenever a lot is sold or ownership of a lot is transferred to another party, Tahitian Village charges a “transfer fee” in order to cover the cost of certain services that must be provided, including a review of ownership records and the creation of new records to reflect the change in ownership. In addition, frequently, correspondence must be prepared to communicate to title companies and others information about the property, including whether there are any unpaid fees or charges. And, it is not unusual for purchasers or sellers or their agents to request copies of subdivision documents such as the deed restrictions and building guidelines. In order to cover these expenses, the Tahitian Village Property Owners’ Association charges a $225.00 transfer fee per lot each time a lot sells, or ownership is transferred, in the subdivision. Please keep this in mind when you are negotiating for the purchase of property in Tahitian Village. If you intend to purchase your property through a title company, the title company will generally collect these fees at closing.
